The gas check according to TRGI 2008 – annual gas system inspection
Many are still in the dark: In the past, it was only recommended that building owners and landlords have the gas system checked once a year. However, this recommendation has been converted into an annual obligation as a result of the change in the "Technischen Regeln für Gasinstallationen" [Technical Regulations for Gas Installations] (TRGI 2008). TRGI 2008 stipulates that the owner is responsible for the gas installation starting at the main shut-off unit. Specialised companies are extending their service offering to include a GAS check and some take this opportunity to also check whether the heating system is performing in the optimum range.
The gas check comes with several advantages for owners/landlords:
The operator can be certain that his gas system is safe and functioning properly.
The operator fulfils his inspection and maintenance obligations in terms of general operational safety and, in the case of damage, is able to document that regular inspections have been duly performed by a specialised company. This is the only way to discharge claims for compensation made by third parties.
The operator can his lower energy costs if, for example, minor leaks have led to imperceptible gas losses, the heating system was not set properly or components have needed replacing.
